Why Mould Grows in the First Place
Mould is a fungal growth. It needs two things: a surface to grow on and sufficient moisture in the air or the wall material itself. Remove the moisture source and the mould cannot sustain itself. Leave the moisture source and no mould treatment product in the world will keep it away for long.
In Manchester homes, mould growth is almost always connected to one of three underlying causes. Condensation is the most common by some distance, particularly in older properties with solid walls, limited ventilation, and cold spots on internal surfaces. Rising damp at low level can also present with mould, particularly in ground floor rooms and where skirting boards and wall bases stay persistently damp. Penetrating damp, coming in through defective render, pointing, or rainwater goods, creates ideal conditions for mould growth on the affected internal surface.
Each one looks different on the wall and in the room if you know what to look for. Each one requires a different response. Treating all three the same way is where a lot of DIY mould treatment goes wrong.
Mould That Keeps Coming Back isn't a Cleaning Problem
If you’ve wiped it down, sprayed it, painted over it, and it’s back within a few weeks, you already know that. Surface mould treatment without addressing the underlying cause is a cycle, not a solution. The mould returns because the conditions that created it are still there.

Condensation Mould vs Damp-Related Mould
It’s worth separating these clearly because the treatment routes are quite different.
Condensation mould tends to appear on cold external walls, in corners at ceiling level, around window reveals, and in rooms with poor air circulation. Bathrooms and kitchens are the obvious locations, but in many Manchester properties it appears in bedrooms and living rooms too, particularly on north-facing walls that rarely see direct sun. The wall surface itself is often not wet to the touch. The problem is surface temperature and airflow, not water coming through the wall.
Damp-related mould sits differently. It tends to be more concentrated in the area where moisture is entering or rising, the wall can feel cold and damp to the touch, and there’s often staining or tide marking associated with it. This type of mould doesn’t respond to ventilation improvements alone because the wall itself is carrying moisture.
Getting this distinction right at survey stage is what separates a lasting fix from a temporary one.

How We Survey and Diagnose
We use calibrated moisture metres, thermal imaging cameras, and visual inspection to assess the full picture before recommending any treatment. We’re looking at humidity levels, wall moisture content, cold bridge locations, ventilation patterns, and any obvious sources of water ingress or rising moisture.

The Mould Removal and Treatment Process
Where mould is present, we treat the affected surfaces with a professional-grade biocidal wash. This is not a consumer product. The formulations we use are effective against the full range of mould species typically found in domestic properties and are applied at the correct dilution and dwell time to do the job properly.
Where plasterwork is badly contaminated or the mould has penetrated below the surface, the affected plaster is removed and the substrate treated before any new render or plaster is applied. There’s no value in applying new plaster over a wall that still carries active mould spores or residual moisture. It will come back through.
For condensation-related mould, treatment of the surface is one part of the process. We also assess and where necessary recommend ventilation improvements or insulation upgrades to address the cold spots that are allowing condensation to form. A treated wall in a room that still has the same airflow and temperature profile will see mould return. We’re straightforward about that.
For damp-related mould, treatment of the mould itself runs alongside the appropriate damp proofing work. Rising damp treatment, penetrating damp repairs, or condensation control measures are carried out as part of the same scope rather than as a separate visit.
Mould and Health: What You Need to Know
Mould produces spores and in some cases mycotoxins, both of which affect air quality. Prolonged exposure in an enclosed space is linked to respiratory irritation, worsening of asthma symptoms, and other health effects, particularly in children, older people, and anyone with an existing respiratory condition. This isn’t alarmist. It’s the reason the NHS and local housing authorities take persistent mould in residential properties seriously.
We mention it not to create concern but because it’s a genuine reason not to leave recurring mould untreated. It’s also worth knowing that in rental properties, persistent mould linked to disrepair is a matter landlords are legally required to address.
